Understanding New Home Warranties: Common Questions Answered
This article addresses some of the most frequently asked questions regarding new home warranties, offering clarity on what homeowners can expect and how to navigate the warranty process.
Frequently Asked Questions;
What should I do in case of an emergency?
For any mechanical issues or emergencies, please reach out directly to the product’s installer. Emergency contact numbers are provided on the major mechanical appliances located in your utility room. All of our mechanical trade partners have 24-hour emergency contacts available. Please note that Michael Lee Homes operates only during standard business hours.
How do I handle appliance warranty issues?
Appliance warranties are managed directly through the appliance manufacturer. After closing on your home, be sure to register your appliances with the manufacturer. Typically, appliance warranties last for 12 months from the closing and occupancy date. Keep in mind that these warranties are usually strict, and claims must be submitted before the warranty expires.
How long are plants, bushes, and trees covered under warranty?
Nursery plants like trees, evergreens, shrubs, roses, vines, and perennials are covered under a one-year warranty from the closing and occupancy date. Note that some plants may take longer to emerge in the spring. Plant warranty claims are addressed twice annually (in June and October, weather permitting). Claims submitted by May 31st will be handled in June, while those submitted by September 30th will be handled in October.
What happens if my sod dies during winter?
Once sod is laid, it is the homeowner’s responsibility to water and maintain it. Sod that dies during the winter is not covered under warranty.
Is the warranty transferable to a new owner?
Yes! As long as the warrantable items fall under the industry-standard 1-2-10 warranty (MN Statute 327a), your home is covered regardless of ownership changes.
Can I access records of my home selections?
Yes, you can find details of your paint colors and other finishes under the “Selections” tab within your unique Buildertrend client log-in.
Who is responsible for transferring utilities after closing?
Upon closing, it’s important that you immediately transfer utilities into your name. A list of utilities and contact numbers will be provided during your closing.
