Understanding New Home Warranties: Common Questions Answered
At Michael Lee Homes, we are committed to providing our homeowners with peace of mind through our comprehensive 1-2-10 new home warranty. This warranty includes three key components to ensure your home remains in excellent condition:
Emergency Assistance
In the event of an emergency, you can find a list of all emergency contact numbers on the major mechanical appliances located in the mechanical room. Our trusted mechanical partners offer 24/7 emergency contact lines to assist you anytime, day or night. Your safety and comfort are our top priorities.
Home Maintenance
While we use the finest materials and adhere to industry-leading installation practices, it’s important to understand that your home is not entirely maintenance-free. Regular upkeep and maintenance are essential to preserve the quality and functionality of your home. As a homeowner, taking care of your home will ensure it continues to be a safe and comfortable environment for you and your family.
Warranty Exclusions
Please note that our warranty does not cover issues arising from improper maintenance or operation. Additionally, any damage caused by homeowner actions or negligence that worsens an existing issue is excluded from warranty coverage. It is vital to follow recommended maintenance practices to keep your home in optimal condition.
One-year warranty covers Craftsmanship. This includes materials, workmanship, and craftsmanship defects. These items are covered and be in compliance with building standards and minimum performance standards as outlined by the Builders Association of the Twin Cities (BATC).
Example: Drywall cracks and screw “nail” pops. This is the most common item that needs addressing at the one year and is expected. Due to season changes in our climate your home will go through different humidity changes in its first year and these will occur.
Two-year warranty covers Mechanical(s). This includes equipment in the mechanical room: furnace (HVAC), air conditioner (HVAC), and electrical plumbing systems. Each one of these systems should be performing at manufacture specifications and minimum performance standards as outlined by the Housing First Minnesota.
Ten-year warranty covers structural. This is defined as MAJOR CONSTRUCTION DEFECTS means damage to the “load-bearing” function of the home which the home becomes unsafe, unsanitary, or otherwise unlivable.
Load-bearing components may include but are not exclusive to: footings and foundations, beams, girders, lintels, load bearing walls and partitions, floor systems, and roof trusses.
Damage to nonload-bearing portions of the home may be covered by the one-year craftsmanship warranty but do not constitute a major structural defect.
